What's the Average Home Insurance Cost in Texas? (And Why Your Zip Code Isn't the Whole Story)

A DFW & The Woodlands homeowner's guide from GIBB Insurance Services

If you searched for the average home insurance cost in Texas, you're probably staring at a renewal bill that jumped, or you're shopping for a new home and trying to budget before you're locked in. Either way, you want a real number — not a vague national estimate that has nothing to do with your roof, your foundation, or your zip code.

Here's the honest answer: there isn't one Texas average that means much. A homeowner in North Texas is paying for hail and tornado risk. A homeowner in Montgomery County — Spring, The Woodlands, Conroe — is budgeting for tropical rainfall and flash flooding. A homeowner in Austin is dealing with a different hail pattern entirely. And a lot of the "average" numbers floating around online blend in condo and renters policies, which run far cheaper than a standalone house and quietly drag the average down. That's not useful if you own a home.

So instead of repeating a generic national figure, we pulled real numbers from our own book of business — actual DFW homeowners we insure today, broken out by zip code — to show you what people are really paying, and why.

Average Home Insurance Cost in Texas: A Regional Snapshot

Texas doesn't have one insurance market — it has at least three, and they price very differently:

  • North & East Texas (DFW and surrounding counties): This is hail and wind country. Spring storm season brings frequent roof and siding claims, and tornado risk pushes rates up in claim-heavy pockets.
  • Montgomery County (Spring, The Woodlands & Conroe): This area sees a different risk profile — heavy tropical rainfall, flash flooding, and fast new-construction growth all factor into pricing here.
  • Austin & Central Texas: A different hail pattern and a fast-moving real estate market mean rates behave differently than either DFW or Montgomery County, even for similar-sized homes.

We'll get to the actual zip-code numbers below — but first, a couple of things worth knowing so you read those numbers the right way instead of anchoring on one figure that may not apply to your home.

Why These Numbers Can Be Misleading If You Read Them Wrong

A few important caveats before you anchor on any number below:

  • Condo and renters policies skew broad averages. Any "average home insurance cost" figure that blends in HO-6 condo policies or renters (HO-4) policies will look artificially low, because those policies don't cover a structure the way a standard homeowners (HO-3) policy does. The numbers below leave out policies under $1,000 a year for that reason.
  • Zip code is a proxy, not a cause. Two homes three blocks apart can have very different premiums once you factor in the home itself.
  • Small samples swing hard. A single large or high-value home can pull a zip code's numbers way up or down when only a handful of policies are behind it. That's why we show how many policies are behind each figure — read the smaller ones as a data point, not a guarantee.

What Actually Drives Your Premium (Beyond Zip Code)

Your zip code sets the backdrop — storm frequency, hail history, hurricane exposure. But your actual premium is built from your home:

  • The dwelling coverage amount — what it would cost to rebuild your specific home, not what you paid for it or what it's worth on the market.
  • Construction type — brick, frame, roof material, and how the home was built all affect risk and repair cost.
  • Age of construction — older wiring, plumbing, and roofing generally cost more to insure than newer systems.
  • Credit history — in Texas, insurers are permitted to factor in credit-based insurance scores, and it can move your rate more than people expect.
  • Bundling — combining home and auto with the same carrier typically unlocks a meaningful discount on both.

This is exactly why we don't lead with a generic quote calculator. We ask about your home first, because that's what actually determines your number — the averages later in this article are a starting point for a conversation, not a substitute for one.

Why We Don't Chase the Cheapest Policy for Our Clients

It's easy to find a cheaper policy. It's harder to find one that actually pays when something goes wrong — and that's the only moment your policy matters.

As an independent agency, we shop the market instead of being locked into one carrier's pricing and one carrier's fine print. That lets us build in protections that a lot of standard Texas homeowners policies leave out or make you add later, after a claim teaches you they were missing:

  • Foundation coverage — Texas clay soil expands and contracts with our wet-dry cycles, and foundation damage is one of the most common — and most expensive — claims we see. Many policies exclude it by default.
  • Water seepage and leakage coverage — slow leaks behind walls or under slabs are often excluded from a basic policy, but they're one of the most common reasons homeowners end up paying out of pocket.
  • Water backup coverage — sewer and drain backups aren't included automatically on most policies, and cleanup costs add up fast.
  • Replacement cost on the roof — rather than a depreciated "actual cash value" payout that leaves you covering the difference after a hailstorm.

Our goal isn't to hand you the lowest quote you'll find today. It's to make sure that when you file a claim — for a foundation crack, a hidden leak, or a hail-damaged roof — the policy actually does its job.

Here's What DFW Homeowners Are Actually Paying

Now that you know what shapes these numbers, here's the real data from our own DFW homeowner clients, by zip code, as of October 2026. Across about 240 DFW homeowner policies, the typical annual premium is roughly $4,700. "Typical" here means the median: half of our policies cost less and half cost more, which keeps a few very large homes from distorting the picture. We left out policies under $1,000 a year, since those generally aren't full homeowner policies (think renters, condo, or add-on coverage), and we only show zip codes with at least three policies behind them.

Montgomery County: Spring, The Woodlands & Conroe

We serve homeowners in Spring (77386), The Woodlands (77380, 77381, 77382, 77384, 77385, 77389), and Conroe (77303, 77304) as well. Pricing there is shaped by different risks — heavy rainfall, flash flooding, and fast-growing new construction — so we won't hand you a DFW number and call it close. The numbers above are a real snapshot of what DFW homeowners are paying, but they're still someone else's numbers. Your home, your roof, your credit profile, and your claims history are what set your actual rate. The only way to know what you'll really pay — and what you're really covered for — is to get a quote built around your home.
